Florida HOA rules for holiday lights
Florida law: HOA fines for leaving holiday lights up
Florida Statutes s. 720.305(7)(b) says that, notwithstanding a community's governing documents, a homeowners' association may not fine or suspend an owner for
"Leaving holiday decorations or lights on a structure or other improvement on a parcel longer than indicated in the governing documents, unless such decorations or lights are left up for longer than 1 week after the association provides written notice of the violation to the parcel owner."[1]
In plain terms, your HOA can still set when lights come down. But before it can fine you for leaving them up too long, it must give you written notice, and you then have a week to take them down. The statute also sets general fine limits and hearing procedures[1].
What HOAs can still regulate
The statute doesn't stop an HOA from having holiday-decoration rules, such as timing, placement, or architectural approval for permanent fixtures like roofline track lighting. Rules differ by community. We haven't found published holiday-lighting rules for specific Orlando-area HOAs, so we don't summarize any.
Checklist before you book
- Find your HOA's holiday decoration dates (install and removal).
- For permanent lights, ask whether architectural approval is needed.
- Note gate or access rules for installers.
- Add your HOA or neighborhood name on the request form.
